Things That Add value to Your Home: Improving the Re-Sale Value of Your Home

There are some things you can do and are a good investment in terms of the resale value of your home.

Update Your Kitchen and Bath: Usually on the top of a list of things sellers can do to improve the resale value of their house is updating their kitchen and bathroom

Buyers are looking for kitchens with lots of workspace , new appliances and high quality counter tops , cupboards and flooring. If you plan on selling your house down the road spending money on your kitchen is a good choice.

En suite bath or master bath. More and more buyers are demanding an en suite to go with their master bedroom,. They are pretty much the standard in new homes being built. Most sought after features are spa tubs, a separate shower, double sinks and a newer trend- separate room fro the toilet. walk-in closets are also a feature buyers are looking out for.

Windows- Spending money on energy efficient windows is not only a great for the environment- but you will see a return on them when you go to sell your house. After furnace and roof windows are next on the savvy buyers list.

Be careful not to OVER do it- spending thousands on granite counter tops and travertine tile in a an area where laminate and ceramics are the norm may not see a big enough return. How Will an In Ground Pool Affect Resale Value of Your Home?

Inground pools are a two edged sword. 50% want one and the other 50% don’t. If you spend $30,000 on a pool, you will be lucky to get 50% return (or $15,000) on it when you sell your house. However, if someone wants a pool, and you have one, your house will sell before the guy down the street . A good rule of thumb is if you are going to get at least 3 or more years use out of it then put one in, otherwise you are wasting money and potentially 50% of the market.
