Want a fast easy AND inexpensive way to spruce up the look of your kitchen? Check out your the handles on your kitchen cupboard. If they are older than 10 years- or showing wear- then head to the nearest Home reno store and look at the latest array of knobs and pulls. Choose something simple and that is in keeping with the over all theme of your kitchen.
Don’t get a country kitchen knob with delft blue painting for your kitchen that features stainless steel appliances. Choose brushed nickel in an interesting and modern shape. If your stuck- ask some one for help.

Selling Your Home- Small Repair Checklist

When getting your home ready to showcase and sell there can be so many big projects that you forget the little ones. Small repairs can really stand ou and are often the ones people notice most. Here is a list of some things that home owners may over look when getting their home ready to sell. Ask your real estate agent to look over your house with you- fresh eyes will pick up the things you miss.
When buyers are looking at your home and see small things that signal neglect they may wonder about the big problem you may have ignored.

1. Bathroom and kitchen caulking. Make sure it is not only done but looks fresh. Check any ceramic tiles for cracks or chips or missing grout. repair these, It is easier then you think and make a big difference.

2. Leaking/dripping faucets, don’t forget the ones in laundry room. Maybe be as simple as changing the washer. If your faucets are looking dated consider putting in new faucets in at least your main bathroom and kitchen.

3. Replace burnt out light bulbs. Seems obvious. But potential buyers will turn on lights and test switches. Make sure light bulbs and light fixtures are working. Use “warm” type light bulbs.

Mississauga Real Estate 2008 FORECAST

As we move into the new year, activity levels are expected to wane from the frantic pace that many regions of the country experienced in 2007. However, average house prices in Canada (including Mississauga) are expected to continue to rise, but at much more moderate pace. Royal LePage is forecasting Canadian home prices to rise by 3.5 per cent in 2008. The number of transactions is forecast to slip by four per cent to just over half a million - still above the number of sales in any year before the record pace of 2007. Toronto area house prices should also increase by 3.5 per cent in 2008.

Canada is in one of the longest housing market expansions in history, but in 2008 it’s likely that eroding affordability will reduce demand, allowing the market to move toward balanced conditions, with lower levels of price appreciation, and fewer homes trading hands.

2008 will be a much better time to buy a home than in previous years because the rate of price appreciation will be lower. And in any market, in terms of unit sales, first-time buyers are the most active group. If you look at all the homes sold in a year, first-time buyers range from 40 per cent of all transactions in a very slow market, up to 70 per cent of transactions in a very active market. And what we see in 2008 is that falling interest rates, new loan products that allow them to amortize payments over a longer period of time—thereby dropping their payments—and a slowing rate of price appreciation, will all add up to create a good time for first-time buyers to come into the market.
