Small Increase in Housing Prices
The average Torontonian will see a much more moderate increase in house prices. Average resale homes by the end of 2007 will have increased by a moderate 5 per cent according to predications.
Slowdown?
With the Bank of Canada increasing interest rates to cool inflationary pressures that include the heated real estate market, economists are calling for a slowdown for the final few months of the year.
Land Transfer Tax Means Boom for GTA Real Estate?
However with the recent announcement of the approved Land Transfer Tax, Toronto buyers could be scrambling to buy a home before the end of the year to escape this double tax that takes effect February 2008 (this does not effect the Mississauga area) and prove the economists wrong.

For Sale By Owner or FSBO- What are The Facts?
Selling your home will most likely be the biggest financial commitment that you will ever make in your lifetime. Here are some things to consider if you are thinking about going the “private sale” route and selling your own home without the help of a real estate agent professional.
Selling Your Own Home Means Less Potential Buyers
If you list your home on your own, you are limiting your exposure to potential buyers (less than 10% of what a good real estate broker will generate) which theoretically means your home will take ten to fifteen times longer to sell on the market.
Buyers Will Expect To Buy For Less with a Private Sale
The only incentive a buyer has to buy a home from some one selling a house without an agent is they think they will get a deal.
Most buyers looking at FSBO’s are looking for a deal. They are not serious buyers, and DO NOT have to buy. They are in a waiting game they also feel the price should reflect a lower price since you are not paying any real estate commissions.
Your House Will Sell For Less
Because of the limited exposure, you will very likely end up with a lower selling price because your home has been on the market for a longer period of time. Remember, in order to generate the highest price possible for your home… selling means exposure. You need the maximum exposure possible, to generate the highest price possible.
The longer a home is on the market the lower the selling price because most buyers think that if the home has not sold after this long…there must be something wrong with the home.
Most serious buyers find it extremely awkward to negotiate or even to talk directly with sellers and therefore avoid FSBO properties.

Houses maybe have dropped in price and houses for sale in Mississauga that you think are out of your price range may now be affordable. Most important- the newest houses JUST listed are not online yet. Houses can be on the market 2 or 3 days before they appear on mls.ca listings available to the public. This new tax- applicable ONLY to homes in Toronto goes into effect February 1, 2008. The new tax was voted into effect October 28. 2007 by Toronto City Council. A rebate of up to $3,725 will apply to first-time buyers of homes. This amount cover the land transfer tax on a house bought for 400,000 and under. Read the rest of this entry »
